ADAPTIVE REUSE OF THE FORMER INSITUTE OF PAPER CHEMISTRY COLLEGE CAMPUS

THESE STONE AND CONCRETE STRUCTURES WERE ONCE A NATIONALLY KNOWN COLLEGE YEILDING DOCTORATES IN PAPER SCIENCE. WHEN THE INSTITUTE WAS RELOCATED TO GEORGIA, THE BUIDINGS FELL INTO DISREPAIR AND STOOD UNOCCUPIED FOR 13 YEARS UNTIL PURCHASED BY JAMES LARSON ARCHITECT AND BEN GANTHER OF GANTHER CONSTRUCTION. MASTER PLANNING AND REZONING TOOK PLACE IN 1996 AND CONSTRUCTION BEGAN IN 1997. 7 BUILDINGS WERE REMOVED AND THE REMAINING CLASSROOM AND LABORATORY SPACES WERE COMPLETELY RENOVATED AND ADAPTED TO CLASS A OFFICE SPACE USAGE. RENOVATIONS INCLUDED INTERIOR DEMOLITION DOWN TO STONE WALLS AND CONCFETE FLOORS, COMPLETE REMEDIATION , NEW UTILITIES, HVAC, PLUMBING, ELECTRICAL, AND FIRE PROTECTION. THE EXTERIOR STONE WAS RESTORED, NEW ALUMINUM FRAMES AND INSULATED GLASS INSTALLED, AS WELL AS ROOFING AND LANDSCPING PLUS PARKING FOR OVER 500 VEHICLES. THE JEWEL IN THE CENTER OF THE CAMPUS, THE KIMBERLY LIBRARY, WAS DESIGNED BY THE WELL KNOWN CHICAGO ARCHITECT, CHESTER WALCOTT IN 1932. HERE WE RETAINED THE HISTORIC WINDOWS, TRIM AND COLUMNS AND SIGNIFICANT INTERIOR WOODWORK. ALL OF THE INTERIOR SPACES HAVE SUBSTANTIAL NATURAL LIGHT WHICH CREATE VIEWS OF THE LANDSCAPED CAMPUS, AS WELL AS DEER AND EAGLES THROUGH ARCHED TOP WINDOWS. THIS PROJECT IS LOCATED ACROSS FROM LAWRENCE UNIVERSITY ON 12 ACRES, PART OF WHICH IS THE LAST REMAINING UNDEVELOPED RAVINE IN THE CITY OF APPLETON. THE SITE IS JUST MINUTES FROM HIGHWAY 41, THE MAIN NORTH/SOUTH ARTERIAL ALONG EASTERLY WISCONSIN.

 

REZONING INCLUDED AN APPROVED RESIDENTIAL ELEMENT FOR POSSIBLE MULTI FAMILY DEVELOPMENT ALONG THE RAVINE. ALL BUILDINGS ARE CONNECTED BY TUNNELS.
